Drapers Gardens is equipped with an advanced Delmatic light management solution which provides energy-efficient presence-related switching and daylight-linked dimming of lighting coupled with integrated control of window blinds and solar shading.

Sustainability is at the heart of the new 27,000 sq.m headquarters building which has achieved a BREEAM Excellent rating, and the lighting management system has played an important role in achieving a high level of energy efficiency. The system controls lighting throughout the landlord’s shell and core and tenant office areas, and provides a highly flexible solution which is expandable and customisable by incoming tenants.

Individual addressing of luminaires makes it easy and cost-effective for tenants to reconfigure the lighting to suit their needs. In addition, they can enhance the level of control by including telephone or web browser control and scene-setting for meeting rooms. Any changes to the system are carried out through graphical head end software, which also displays the active status of lighting, information on luminaire run times, relamping schedules etc.

The Delmatic system uses the ISO standard Lon open protocol enabling seamless communication and integration with other building controls. At Drapers Gardens this has enabled window blind controllers to be connected directly to the Delmatic network buswire (saving both cabling and installation). Blinds are locally controlled through Delmatic multisensors and hand-held transmitters as well as configured, managed and monitored through the Delmatic graphical software.

The building’s design makes extensive use of natural light so daylight linking is an important element of the control strategy, while extensive use is also made of presence and absence detection. The Delmatic system not only achieves energy savings and operational cost savings system, but has also helped to reduce capital and installation costs by enabling sharing of network cables and hardware.
